Monitor Mortgage Rates like a Pro

 

1️⃣ Know which rate actually matters to you

“Interest rates” isn’t just one thing. The big ones:

  • Federal Funds Rate – set by the Fed (drives everything else)
     
  • 10-Year Treasury Yield – most important for mortgage rates
     
  • SOFR / Prime Rate – matters for adjustable, bridge, and commercial loans
     
  • Mortgage-backed securities (MBS) – what lenders really price off
     

👉 If you’re watching mortgage or bridge loans, focus on:
10-Year Treasury + MBS spreads


 

Daily monitoring (5-minute routine)

If you want a simple, effective habit:

  • Check 10-Year Treasury Yield
     
  • Check average 30-yr mortgage rate
     
  • Look at today’s Fed news or economic calendar
     

You’ll quickly learn the “normal range” and spot trends.


 

Weekly deep check (what pros do)

Once a week, look at:

  • Inflation data (CPI, PCE)
     
  • Jobs reports (Non-Farm Payrolls)
     
  • Fed speeches / meeting summaries
     
  • Bond market movement (not stock market hype)
